General



You can only register through your own online file on this website. Keep in mind that several documents are required as part of the apartment allocation process. You can upload these documents to your online file during the exclusive pre-rent phase or the rental phase. The allocation will be announced by email, which also includes instructions for accepting the reserved apartment. If you don’t receive an allocation message, you will automatically be put on the standby list, which means there’s still a chance you’ll be offered an apartment. After you accept the apartment, your file will be carefully checked. We will verify the authenticity of your data and assess your income situation and payment history. Once all checks have been run, and at the latest two weeks after you’ve completed your file, you will receive the final decision. The selected candidates will also personally meet the rental team before the rental contract is signed.

Yes. The deposit amounts to 2x the monthly rent excluding service charges.


Yes, in principle house sharing is permitted, with a maximum of two house sharers per apartment. In this case, both persons will be named in the rental agreement and both will hold primary responsibility for all rights and duties listed in this agreement. Rental to 3 or more people that aren’t part of the same household is unfortunately not possible.

In addition to the monthly rent, you will also pay monthly service charges amounting to around €1 per m2. Service charges are the costs of the home the lessor charges you on top of the basic rent for specific deliveries and services to the building. This includes such things as the cleaning of common areas, electricity for the lift and lighting in the hallway. In addition, you should factor in personal costs, such as electricity and water, as well as an internet and TV subscription.

The rental agreement you conclude is for an indefinite period with a minimum of 12 months.

Yes. The rental agreement will include a provision on interim (annual) adjustments of the rent. This kind of provision is called an ‘indexation clause’. Among other things, this stipulates the moment of (first) indexation and the inflation percentage with which the rent will be adjusted. The rent price will be adjusted annually on the basis of the consumer price index, as published by Statistics Netherlands (CBS).

De Republiek only has private-sector apartments, which means you won’t be eligible for the rent benefit.

Pets are not allowed at Residentie de Republiek.

De Republiek is a new-construction project, with a lot of hard work taking place on the construction site. As a result, access to the construction site is subject to strict safety rules, which means we can’t ‘just’ walk into an apartment. Once construction has progressed sufficiently, we will try to organise open houses so those interested can take a look inside one of our model apartments.

We expect the apartments to be delivered by mid-February 2025. However, no rights can be derived from this. This is a preliminary estimate, which of course depends on many factors. It’s possible that the exact delivery date hasn’t yet been announced when you sign your rental agreement. It goes without saying that we’ll keep you posted on this date through the newsletters and through this website. The final start date will be communicated to the tenant in a timely manner, and in any case no later than six weeks in advance.

During the rental process, you will complete the following phases as a tenant:
Reservation: As soon as your registration is complete, our rental team will assess it and, if possible, reserve an apartment from your top 5. You will then receive an email in which we confirm the reservation and ask you if you would like to accept this. Don’t worry, this is entirely free of cost and obligation!
Option: Great, you’ve accepted the reservation! This means the rental process will start and we will carefully check your entire registration. If your file does not yet contain all of the required documentation, this will be the time to add it. We will look at the authenticity of your data, your income situation and your payment history. Our goal is to complete these checks within two weeks. If everything is in order, you will receive the definitive allocation.
Provisionally rented: You’ve received a definitive allocation! We will now put together your personal rental agreement. You will receive the draft version by email so you can peruse it at your convenience. The selected candidates may also personally meet the rental team before the rental contract is signed. If everything is okay and you have no further questions, we will digitally send you the rental agreement so you can sign it.
Rented: Congratulations, you’ve signed the rental agreement! From now on, we’ll keep you updated on all developments through our newsletters. The final delivery date will be communicated to you no later than four weeks before the key handover. And don’t forget, we’ll be organising a viewing and measuring day for all tenants!



Assessment and income



To qualify for renting an apartment, a number of allocation criteria apply:

  • Your gross monthly income must be at least 3 times the monthly rent. If you have a partner, their full income counts towards the total, but this joint income must be 4.5 times the monthly rent (based on gross monthly salary including holiday pay and fixed bonuses).
  • You must have an employment contract of at least 3 months. This may not be a zero-hours contract or a contract through a temping agency. If you have a contract through a secondment agency, its conditions will be assessed.
  • Do you have any equity? This can be partially taken into account. In addition to this equity, there must also be a fixed income. For the income calculation, you may add 10% of this equity to the annual income.
  • Do you have fixed financial obligations, such as mortgage payments, loans or alimony? These are included in the income calculation.
  • You must not have any payment arrears with a previous lessor or mortgage provider. If you do, the allocation may be cancelled.
  • Self-employed individuals must have been registered with the Chamber of Commerce for at least two years. In addition, a recent profit and loss account for at least two full financial years must be shown.

In principle, renting with the support of a sponsor isn’t possible. In some cases, the lessor may request this. 
 Definitive allocation of an apartment is based on a complete file including all documents. The quicker you submit your documents, the quicker we’ll be able to process them. Needless to say, all of the information you provide will be treated confidentially. You may be required to provide a security deposit or bank/rental guarantee when signing the rental agreement.



Finishings and amenities

The Comfort apartments come with this floor in a strip pattern, Paddington Dryback Natural. https://floorlife.nl/collectie/paddington-dryback-natural/ The PVC floors are glued directly to the base floor. This makes the floor incredibly quiet, which means you barely hear other people’s footsteps. Also good to know: there are no plasticizers in the floor. Just like Floorlife, we highly value the environment and your health. The floor coverings also have various quality marks showing they are low-emission.

Each apartment has a light plan consisting of wall fittings, spotlights and ceiling lamps. You only need to provide lighting above your dining table yourself, but everything else is fitted with stylish lighting. The walls in the apartments are plastered and finished with high-quality paint (brand: Little Greene). Portland Stone (no. 77) is used for the living room walls and the hallway. Slaked Lime Deep (no. 151) is used for the bedroom walls. The ceilings are finished with white sprayed plaster.

Each apartment comes with a high-end built-in kitchen (brand: Pronorm). The fronts are finished in the colour Cubanit. Brushed brass handles have been placed between the drawers. Combined with a 20mm Jetstone worktop in the Shitake Satin version (4230 Caesarstone), this makes the kitchen look very high-end and luxurious.

The kitchens in the Comfort apartments are equipped with various built-in appliances of the Etna brand, and Siemens brand for the Royal apartments. The kitchens of both apartment types have very high-quality finishes and come with a full range of appliances, including a combination microwave oven, induction hob, integrated extractor hood, fridge freezer and dishwasher. All kitchens are fitted with a PlasmaMade air cleaning filter. This filter system is much better than the frequently used carbon filter. In addition to cooking odours, the PlasmaMade also filters pollen, bacteria, viruses and mould, which makes for a healthier indoor climate.

Each apartment type has a bespoke kitchen set-up, which is like a luxury piece of furniture in the living space. The kitchen plans per apartment type are indicated in the apartment selector on this website.

The bathrooms have underfloor heating and are finished with luxury materials and sanitary facilities. The lay-out of each bathroom creates the sensation of being in a spa or hotel bathroom. Almost all bathrooms come with a freestanding bathtub with a luxury mixer tap and hand shower (brand: Grohe Essence). In addition, all bathrooms are equipped with a toilet. The bathrooms in the Royal apartments also come with a bidet. The shower rooms are spacious and equipped with a rain shower (also by Grohe) and a luxury easy drain. Each bathroom has a custom-made washbasin unit with drawers, which is made of walnut wood and has a luxurious stone top. Out of the 14 Royal apartments, 10 come with a Finnish sauna. The floor is covered in the high-end Coem Lagos Ivory tiles, which also adorn the lower half of the walls. The upper half of the walls is smoothly plastered and painted in the shade Portland Stone by Little Greene. A luxury illuminated mirror, white wall fittings and plenty of outlets will give you the wonderful feeling of being in a spa every time you make use of the bathroom.

The apartments come with comfortable underfloor heating throughout, powered by the Vattenfall district heating system. In addition to the underfloor heating, the bathrooms also have a towel radiator. The apartments are also equipped with heat recovery ventilation. With this system, the heat of the air flowing out of the apartment is conveniently transferred to the fresh cold air that flows in through the ventilation system. As the heat recovery unit keeps the airflows in your apartment in balance, it is also sometimes referred to as ‘balanced ventilation’. This contributes to a comfortable inside climate and energy efficiency.

Yes, all apartments have a private balcony or (rooftop) terrace. The size of this outdoor space per apartment is indicated in the apartment selector on this website. All outdoor spaces are south-west facing, which makes the apartments light and sunny.

The provisional minimum energy label for the homes is A++. The final energy label will be determined when the apartments are delivered. They are not expected to be any different.

The project includes a communal bicycle shed where all residents can store their bikes. Your bike will be safe and dry there. There will be space for 2 bikes per apartment.

An underground parking garage with 33 parking spots will be realised in De Republiek. Once we have started renting out the apartments and you have been allocated one, we will check with you if you are interested in renting a parking spot as well. Some parking spots are reserved for the tenants of the Royal apartments, as these come with their own parking spot.

The apartments have internal storage space. This space is indicated in the maps in the apartment selector on this website. There is also the possibility of renting one of the five separate storage rooms located inside the parking garage, subject to availability.

Yes, the apartments are equipped with an entryphone system. This allows you to see who is ringing the doorbell at the main entrance from your own apartment. You can then open the main entrance door with a simple press of the button on the entryphone system. The building is also equipped with a camera system.

The apartments come with luxury built-in sun screens. The screens automatically roll down when exposed to sunlight, but can be overridden by residents. If the sensor picks up too much wind, the screens will automatically roll up to prevent damage.

No, the apartments are delivered without furniture. If you’re interested in a fully furnished apartment, we would be happy to put you in touch with our furniture lease partner. For more information about this, please contact the real estate team.

As an extra service to you, most of the windows in your apartment will be fitted with curtain rails. This means you won’t have to drill holes and you’ll only need to put up your curtains.

The concierge will be present a few days a week. The concierge is the fixed point of contact for residents and visitors. The concierge submits any repair or other requests to the party responsible and ensures they’re processed correctly. In addition, the concierge makes building rounds and inspects any areas requested.
